Vehicle Permits: Pine Mountain Lake is a gated and private subdivision and they charge a one-time vehicle entrance fee that will give you access in and out of Pine Mountain Lake for the duration of your stay. As of 2021, the fee is $40 per vehicle. This fee increases each year. Lodging Tax: Touloumne County charges a 12% tax on the all rates and fees less the vehicle permit fee. We collect the tax and submit that to the county. Additional Occupants: After a count of 16 people including children, there is a $50 fee per person per night. |

Additional Linens: All beds are fully made. Additional linens can be supplied for overflow mattresses (5 twin mattresses under various beds) in packages. Each package is $15 and includes one twin comforter, one twin set of sheets, and one pillow.
Processing Fee: If you are paying by Paypal, we ask for a 3% processing fee.
Vacation Rental Websites Fees: If you choose to pay through a rental website, such as Airbnb and VRBO, you will also pay their commissions and transaction fees which can be costly depending on the dollar amount and length of your stay. We have no control over their fees and commissions. You will also be required to pay 50% of the balance that is non-refundable as soon as you make a reservation verses our gradual and more flexible payment plan.
Refundable Security Deposit: We ask for a $1000 refundable security deposit
Eligible Credits: If your purchase traveler insurance, we will credit you $100 upon proof of insurance. We highly recommend that you protect your vacation investment with traveler insurance. This credit is not available if you make your reservation through Airbnb or VRBO.

Payment Options
- PayPal-You may pay by check or PayPal. We understand if you are concerned about your payment which is why PayPal is a great option. Your payment is protected with PayPal the same way it is protected by VRBO and Airbnb. There is no difference and less fees (no fee from Airbnb and VRBO)! Please click HERE for PayPal Buyer protection plan. Please keep in mind that there is a 3% processing fee for PayPal payments. If you choose to pay by PayPal, we will issue you an invoice via PayPal.
- Check-You may also pay by check and avoid processing fees. Please understand that we have been renting our home for 10 years. We have excellent verified reviews as a Superhost and Verified Premier Partner on VRBO and Airbnb. One does not achieve this status by being dishonest with funds. We understand that the billion dollar vacation rental business has done an excellent job in scaring people not to pay property owners directly and to instead pay the online ad sites fees to handle it for you. We would like to affirm to you that your payment is safe and we are good honest people only interested in providing a great home and fair dealings. If you are paying by check, we will issue you an invoice.
- Online vacation housing websites-If you would prefer to pay through online vacation websites, we are on Airbnb and VRBO. Please keep in mind that you will pay additional fees to use their platforms.
- DEPOSIT-We ask for a $1000 non-refundable payment to hold your reservation.
- FIRST Installment-We ask for 50% of the the balance when you reserve your reservation.
- SECOND Installment-We ask for the remaining 50% of the balance 90 days prior to your check-in.
- Security Deposit-You may pay your security deposit no later than two weeks prior to your check in although we would prefer it with your third installment as this is easier for accounting reasons, but we are flexible.
